Oftentimes, the home inspection portion of your home purchase can be the most nerve-wracking part of your transaction. So many questions and doubts can come up or worse the home you thought was your dream home can turn into a nightmare. 


The solution to this is having a good realtor and a good home inspector on your side. While they may not be able to fix the home’s underlying issues they can guide you through what your next steps are in turn saving you time and money.

Tell us a little about yourself?


My name is Scott Moore with SRM Home Inspections and I am out of Arizona City, Arizona but service most of Pinal County. I’ve been doing home inspections for several years and have worked with Advantage Home Team on many of their transactions.


What is the typical home inspection process? What should you expect?


The purpose of a home inspection is to try to find any defects or potential issues that may come up after you purchase the home. We do a full comprehensive roof inspection. Specifically, in the attic we want to look at the framing, the decking for your roof, the air handlers, the furnace etc. We also want to check all the electrical including; electrical outlets and the electrical panel box. 


Again we’re looking for anything that may be abnormal or doesn't look like it's correct. Anything that may need to be corrected either now or in a few years. We look at windows, doors, lights, ceilings, and walls. We also look for potential moisture damage. We look at the plumbing ,water flow, drainage, and check your appliances.


So basically your home inspection should try to give you an overview of the house and what to expect when you move in or potential issues that you want to have corrected before you move in. 


That process can feel overwhelming. For first time home buyers or others who may not be familiar, can you tell us what the report should look like?


Generally every report from home inspectors is going to be different. There's all sorts of different software is out there. Different people use different types. With my particular software, I include a lot of photos. It's a very simple very basic breakdown. When I do home inspection I break home down room by room. 


I attach photos to each room so that when I'm speaking about the kitchen you'll have photos of the kitchen etc. 


We try to give you a summary page at the beginning of the report to break things down and highlight the major points of interest, things that either are an issue or potentially cost you money.


How many categories are featured in a home inspection report?


My report breaks things down as labeling things that need to be repaired immediately or needs attention. The second category would be to monitor for possible future repair. Essentially, something that maybe isn't an issue right now but in the near future potentially could be a maintenance issue.


I also like to include what I like to call “maintenance tips”. An example of one of the big things in that category would be gutters and downspouts.  Here in Arizona, a lot of our homes don't have them and I always recommend it as we all know when they come to monsoon season the rain can be heavy and hard and could cause issues for your home. 


Something that we really enjoy about working with you is that you encourage clients to call you with any questions can you tell us a little bit about why you do that?


Absolutely. When you send a report to a potential home buyer it is an overwhelming process. So when you look down through the report sometimes you can read something and have a different interpretation. You also might not understand what we're talking about. You might have a wonder, “what does this mean for me?”


I always encourage clients if they can make the time to be at the home inspection and your final walk-through so that I can take them room by room and also point out any defects or any issues we may have found. When we work together for your client I want them to know they're always free to call me to ask questions or express any concerns. 


What is the importance of a home inspection?

I think the importance of a home inspection comes into play not only if you're buying an older home even if you're buying a brand new build a lot of times during the course of construction things get overlooked, We’re all human we all make mistakes every day and so even on a new-build we can find potential problems and issues that may be a concern immediately or they may be a concern a year down the road.  It's just a good thing to be prepared when you’re purchasing a home and spending the kind of money we spend on homes.
